Purchase Process

Step 1 Holding Deposit & Booking Form A non-refundable holding deposit of €5,000 (paid into Escrow) upon signing of the booking form.

Step 2 20% Private Contract - V.N.A Certifi cation 20% of the purchase price within 21 days of receipt of V.N.A certifi cation (V.N.A. is the equivalent to the ‘provisional approval’ of building licence) Estimated to be September/October 2006. Paid into Escrow.

Step 3 15% Against Building Licence 15% of the purchase price within 21 days of receipt of a copy of the building licence. Estimated to be November/December 2006. Paid into Escrow. Upon architect’s certifi cation of the foundation’s completion (approximatey three months from the building licence), the payments from steps 2 & 3 will be released from Escrow to the developer.

Step 4 25% Completion of concrete structure & roof 25% of the purchase price upon completion of concrete structure & roof within 21 days of notifi cation (approximately 6 months from foundation’s completion - estimated to be July/ August 2007).

Step 5 25% Completion of carpentry and glazing 25% of the purchase price upon completion of the carpentry and glazing, within 21 days of notifi cation. Estimated to be January/ February 2008.

Step 6 15% Upon Delivery 15% of the purchase price upon delivery (approximately 15 months from completion of foundations), within 21 days of written confi rmation from the developer and receipt of the architect’s certifi cate. As additional ‘peace of mind’ for buyers, 5% of this payment will be held in escrow by notary and released upon receipt of the notarised title deed and certifi cate of fi rst occupancy (approximately 2 months from delivery). Estimated to be June/ July 2008.
